River Bend, St. John's
Reardon Const. & Devel. Ltd. has optioned the remaining 32.0 acres of the South Brook Subdivision from Chester Dawe Ltd. and will start development of the property in the spring of 2006. The first phase of the 176 lot development will consist of approximately fifty conventional R2 lots (40' plus) on Serpentine Street and a seniors/active adult bungalow style condominium development with a mix of 81 homes in semi-detached, triplex and quad plans on Gisborne Place. Serpentine Street - River Bend The homes to be constructed on Serpentine Street in River Bend will mirror the housing mix currently existing in other similar size developments in other areas of the City ie the developer’s current Nature’s Edge project at Mundy Pond. The developer envisions constructing modest single family bungalow style homes starting at $140,000 and some two apartment units (as demand dictates) starting at $190,000. These starter homes will be targeted to young families looking for an established neighborhood with low traffic and amenities nearby. These homes will also appeal to empty nesters looking to downsize from their current larger homes. The street scape will also include a mix of modest to mid-range two storey and side-split homes. The two story and side-split homes will likely be priced in the $169,000 to $249,000 range with some of the homes incorporating single or double garages. These homes will be targeted to move-up homeowners currently living in the area or relocating to take advantage of the expanding economic base and changing family needs.. Gisborne Place - Twin Brooks Condominiums The seniors oriented condominium development provides an answer to the long overdue shortage of quality bungalow style homes targeted to affluent seniors ready to downsize from their existing homes. These buyers typically seek a care-free and maintenance-free lifestyle where the snow clearing, grounds maintenance and exterior home maintenance is provided by the condominium corporations property managers. The developer has vast experience in the condominium market as the premiere condominium developer on the island - having completed seven developments dating back to 1993. The style of the bungalow condominiums will mimic those units previously constructed in similar projects at Westview Village in St. John’s and Whispering Creek Village in Wolfville, Nova Scotia, as well as homes in the recently completed 46 unit Woodlands Condominium development constructed between 2004 and 2005 on Kilmory Place and Tyrone Place in the City’s east end. Some of the units will include attached garages and will range in size from 1000 to 1300sf with prices in the $139,900 to $189,000 range. The bungalow town homes are to be constructed in duplexes, three-plexes and four-plexes. In most cases (based on previous experience) these duplex and town home units are upgraded with extras such as fireplaces, hardwood flooring, enhanced kitchens and in many cases extra development in the basement. Buffers - Adjacent Properties The developer has taken special care to ensure that the homes to be constructed in the Twin Brooks project will be of an attractive design that will blend into the architecture of the existing neighborhood. The development is of a stand-alone design with generous nature preserves and farm land separating it from the adjacent South Brook and River Bend subdivisions. The low scale/height buildings will not intrude on the visual privacy of adjacent properties. Over 25% (44 of 175) of the lots in the River Bend development border on nature preserve areas. As well, many of the lots are oversized and permit opportunities for back yard garages/sheds. The majority of the lots in the development have a favorable north-south orientation offering daytime and evening sun in the rear yards. River Bend is a stand-alone development with it’s own identity and is separate from the adjacent Southbrook, Twin Brooks and Southlands subdivisions. Back To Projects |
